As a realtor, you may operate as a sole proprietor or under a special incorporation called a Personal Real Estate Corporation (PREC).
As a realtor your have many unique expenses that other professionals or businesses wouldn’t have, and each realtor’s situation varies. For example, desk fees, commission splits may vary depending on brokerage and/or level of sales and other factors. Entertaining clients, providing client and/or referral gifts and travelling/vehicle expenses are a big part of your business.
PREC’s have special restrictions that other incorporated companies do not. For example:

ownership structure is limited (the real estate professional must be the controlling individual)

a PREC cannot conduct any other business other than real estate services and ancillary services directly associated with the provision of real estate services (i.e. – a support service directly related to real estate services)
